Planning Permission for a Garden Shed

Garden sheds are outbuildings and usually subject to some planning restrictions. Residential zoning is dynamic, and it's best to check the local authority for requirements before you begin the project.
  1. Zoning

    • Additions to your property are regulated by local government, but approval from a homeowners' association, if appropriate, may have to be in place before you seek permits for the garden shed. Garden sheds may be treated more flexibly than other buildings, especially if they're not on a permanent foundation.

    Requirements

    • Outbuildings usually aren't permitted in front or side yards. There are setbacks from property lines to consider, and the setbacks can vary according to the size of the building. Restrictions may apply on size, height and number of garden sheds. Design criteria for the appearance of the shed may also be required in some communities.

    Waivers and Variances

    • Homeowners generally can apply for a waiver or variance if their garden shed plans fall outside the requirements for their local area. The application process may include a requirement for written support from neighbors, and limitations such as size, no utility connections, cost of the shed, and on-site drainage.
