FHA Requirements for Smoke Detectors

The Federal Housing Authority (FHA) has a number of requirements for the use and placement of smoke detectors within the home. These provisions are only necessary when new construction is attempted or a rehabilitation loan for existing infrastructure is sought.

    Function

    • FHA requires strict standards for smoke detectors when an individual or organization is attempting to obtain a 203(k) loan. Along with other stipulations, the loan is only given if specific criteria for smoke alarms is in place.

    Features

    • The basic FHA requirements for smoke detectors include having properly working units in all sleeping areas of a home and on each level of the building. These detectors must be approved models, listed on the guidelines checklist and labeled.

    Types

    • FHA-approved smoke detectors can either be battery-powered, usually by a lithium battery, or plugged directly into the building's power source. Most of the time, these devices utilize both.

    Significance

    • All FHA requirements preempt state or local laws. The state or municipal government is free to make additional mandates on the proper use of smoke detectors, but FHA requirements must be maintained.

    Considerations

    • Since the FHA is part of the Housing and Urban Development Administration, all laws from that agency must also be enforced. Additional laws passed over the years, such as Federal Fire and Prevention Act, also fall into the general enforcement category of FHA-approved housing.
