How to Contract a Roof Contractor

If it rains inside your home, you've got a damaged roof. When it's time to either repair or replace a roof, call in a qualified professional who will do the job right. A roofing job is no small job, and it will likely cost you a good chunk of cash. Contracting a roof contractor who will get the job done right will take some research and diligence on your part.

      Use an online directory like yellowbook.com or yellowpages.com to look for roofing contractors in your area. You may also search using the National Roofing Contractors Association directory, available under the "Consumer" tab of its website.

      Call several to get quotes on the work that needs to be done. Make sure the roofing contractors offer free quotes.

      Check on the roofing contractor whose quote you like best. Check whether he has a permanent place of business, a tax identification number and a business license. Ask to see copies of his contractor's liability insurance coverage and workers' compensation certificates. Call your local Better Business Bureau to see if any complaints have been lodged against him. Ask for client references.

      Ask the contractor to explain how he will ensure the work gets done well. Ask who will be in charge of the job if not him, how many workers will be required and how long it will take to complete the work.

      Have him put all this into a written proposal of work. The proposal should also include a detailed description of the work to be completed and how payment will be made (e.g., half up front and half upon completion).

      Read any roofing warranty offered carefully, and make sure you understand any provisions that would render it void.

      Sign the contract and provide partial payment, if the contract stated that you are to pay for part of the work before it begins.
