Can a Seal Be Replaced in Double Pane Windows?

Double pane windows are energy efficient and can lower heating bills substantially over single pane windows. Double pane windows don't need a lot of maintenance to keep them in good condition. However, the seals around the perimeter of the glass can, and do, fail. When that happens, moisture will enter between the two glass panes. The leak will worsen with time. Also, the windows won't be as energy-efficient as they once were.

    • Double pane windows are constructed with two layers of glass. They either have a layer of air or gas -- usually argon or krypton -- between them to add insulation value. The glass is hermetically sealed to keep the air or gas inside, and moisture out. With the added glass and insulation between, double pane windows outperform single pane windows. They reduce heat loss, as well as heat coming into your home, which helps lower energy costs.

    Common Signs The Seal Has Failed

    • Moisture between the glass of a double pane window is a sure sign the seal has failed. The window may look foggy. The condensation that has formed contains salts, minerals and other impurities left behind when the moisture. Over time, they will create a residue at the bottom of the window. Together, the condensation and the residue can make the window glass difficult to see through.

    Causes for Seals to Fail

    • The sun heats up the air or gas between the panes of the window and causes it to expand. Then, when the window cools down, it contracts. This repetitive heating and cooling causes stress on the seals, which will eventually lead to failure. Other reasons the seals will fail is cleaning the windows with strong cleaners. Some sealants and paints can also deteriorate them. Age is another culprit.

    Can the Seals Be Replaced?

    • You can't properly repair the seals on a double pane window yourself. The original manufacturer or a professional window company needs to do the job. They have the necessary tools and materials. If you remove the damaged seal and replace it with caulking, the window will be sealed against moisture. However, the layer of air or gas that was originally between the dual panes will be missing. That means the insulation value of the window will be less than it should be.
