Skylight Maintenance

Skylights, whether they are solidly mounted glass windows or have an opening and closing mechanism for air circulation, need periodic maintenance to remain fully functional for the life of the unit. Depending on the location of the skylight, ladders and scaffolding may be required for safety. If you are unsure of your safety on a rooftop, call in a professional to get the job done right.
  1. Cleaning The Glass

    • Dirt, tree sap and bird waste may accumulate on a skylight. In time, the covering of the glass will limit the effectiveness of the skylight function. Use a dishwashing detergent solution and a soft sponge to soak first and then remove dirt and gunk on your skylight. After rinsing, use a regular non-abrasive glass cleaner and a soft, lint-free cloth to buff the skylight out.

    Removing Debris

    • Branches, leaves and garbage like paper or plastic bags may become trapped along the top or the sides of the skylight. Branches may cover and block the skylight while fallen leaves absorb moisture and may possibly cause structural damage to both the frame and the roof. Remove these items before they cause damage to the frame, roof, flashing or the glass.

    Cleaning The Screen

    • Many types of skylights open to allow airflow. These types are equipped with screens that look much like a typical window screen. Screens are removed and sprayed with water from a hose to remove dirt and debris caught in the screening. Allow them to fully dry before replacing them back into the skylight frame.

    Checking For Leaks

    • Regular maintenance also means checking for leaks. Besides noticeably dripping water during rain, discolored areas around the frame on the inside of the skylight signals leaking. Swelling around the exterior area around the frame also means leaking. If leaking is discovered, call in a qualified professional to ascertain the problem and have it repaired.

    Skylight Gearing

    • Skylight gearing opens the skylight to allow airflow. Opening occurs by either a manually operated pole that attaches to the skylight opening mechanism, or an electric motor turns the gearing that opens the skylight. The gearing is permanently lubricated and is considered maintenance free, however, the arms that extend the skylight window may become sticky over time. Dry powdered graphite lubricant sprayed into the joints of each arm will alleviate this problem and fully restore the original smooth opening movement.
