Wait until a day when the temperatures are near 70 degrees Fahrenheit and no rain is expected. Place a ladder next to the building and climb up onto the roof.
Fill a bucket with 1 gallon of water and two to three capfuls of trisodium phosphate cleaner. Read the bottle and add more product if instructed to do so. Pour the solution onto the roof and use a long-handled push broom to scrub the entire surface of the roof.
Rinse the roof off with a garden hose until no cleaner residue remains. Wait until the roof dries completely, which often requires 24 hours.
Examine all seams in the roof for loose or cracked caulk. If any caulk has damage, remove it with a putty knife and apply a new bead of roofing caulk to the entire seam. Allow the caulk to dry for 24 hours before proceeding.
Open a can of roofing primer and pour some into a paint tray. Insert a paint roller with a long-handled extension into the primer until it is saturated. Roll the primer onto the roof in long, even strokes until you cover the entire roof. Work your way backward toward the ladder so you don't trap yourself on the roof.
Allow the primer to dry overnight and then open a can of roof coating. Pour some into a fresh paint tray and insert a fresh paint roller into it until saturated. Roll the entire surface of the roof with a thick coat of the roof coating just as you did with the primer.
Wait 24 hours until the first coat is completely dry and apply a second coat of the roof coating.
