Types of Roof Fixes

The roof is one of the most essential parts of keeping a home safe, comfortable and livable. Roofing issues are a fairly common concern among homeowners, and may be the result of age, harsh weather or a number of other factors. Whatever the cause, simple maintenance and repairs are necessary to keep a minor issue from turning into a premature roof replacement. Learning a few do-it-yourself techniques for common problems will help prevent serious, usually costly damage.
  1. Leaks and Moisture

    • Leaks and moisture may occur because of a hole or crack in the roofing, but a more common source is damage to the waterproof material underneath. This material, usually called flashing, is applied over the whole roof, as well as nails and joints to prevent water leakage. Flashing pulls water away from the roof and may wear out over time. If this is the case, the area of damage will need to be located and replaced. Existing shingles should be removed, a new layer of flashing applied and coated with a sealant. (Seal nail heads and joints thoroughly.) Once the sealant has dried, install shingles over the top.

    Reduced Wind Resistance

    • Improperly installed flashing also may cause open seams and lapping, problems which may cause a number of serious problems. Among the most common issues are blow offs--shingles that are pulled off during high winds. Additionally, puncture and similar damage may occur. Seam issues are usually the result of improperly cured shingles, which should be repaired or replaced to prevent worse damage. As with leaks, areas where shingles have been pulled up and off will require the flashing and shingles be replaced.

    Improper Installation

    • Installing roofing correctly will drastically increase its effectiveness and greatly decrease the chances of damage or problems. Having a properly installed roof also is key to having a roof that meets its intended lifespan. Installation requires preparation and, ideally, experience with roofing. If budget allows, consider hiring a professional roofer or contractor. If a do-it-yourself job is all that's in the budget, be sure to carefully follow installation instructions from the manufacturer.

    Lack of Maintenance

    • As simple as it sounds, maintenance is key to keeping a roof healthy and functional, and will help make sure the roof lives up to its lifespan. An occasional check of the roof is necessary, particularly after heavy rains, high wind or serious storms. Catching minor issues early will prevent major problems. Keep an eye out for missing or cracked shingles, gaps, places with standing water or other signs of a potential problem. This is a simple process that has the potential to save a great deal of money in the long run. It is important to learn as much as possible about the roofing material to know what to look for and the proper way to fix it.
