Florida Building Codes for a Roof on a Mobile Home

The Florida building codes treat manufactured homes or mobile homes the same as a conventionally constructed or site-built home. The roofing regulations a site-built home must comply with, a mobile home must also follow, according to the Department of Community Affairs.
  1. Classification

    • Class A, B and C roofing material must be installed on mobile homes that sit within 3 feet of the property line, or where local laws require these classifications. Masonry, clay tile, brick and concrete roofing systems meet the A classification of roofing. Metal roofing and shingles fall under the B classification. The Florida building code requires all packages or bundles of roofing be marked with the type of roofing, manufacturer and the classification of the roofing.

    Flashing

    • The Florida building code requires the installation of flashing anywhere the roof changes slope, direction or around roof openings. Flashing must also be installed against walls and along roof intersections. Metal flashing must be corrosion resistant and meet the thickness requirements outlined in the building code, depending on the type of metal flashing installed.

    Fasteners

    • A mobile home must have the roofing attached to the roof with approved fasteners. Nails, wood screws and clips used to attach the roofing must meet certain standards. Nails must be corrosion-resistant by coating or other corrosion-resistant material. Screws used to fasten a roofing must also be corrosion-resistant, as well as the clips used to attach roofing. All fastening devices must have the manufacturer's identifying mark, along with the name of testing agency that inspected the fasteners.

    Roofing Material

    • Each type of roofing material must meet certain regulations. Asphalt shingles must only be placed on roofs with a slope. The shingles must also be secured to solid roof decking and have underlying material installed before fastened to the roof decking. Clay and concrete tile must also be installed on solid wood roofing decking. Slope regulations must be complied with, as well as the requirement for under-laying material. Metal roofing must be corrosion-resistant and meet minimum thickness requirements, depending on the type of metal roofing installed. Any other roofing material must follow certain regulations outlined by the Florida building codes.
