Minor Roof Repairs

Your roof is not an area to skimp on costs. If signs of rot, mildew, leaks or holes make up a substantial part of the roof, you should contact a professional for safe repairs or complete overhauls. However, if your roof has a need for only minor repairs, you may be able to handle the damage on your own, without any type of roofing background or professional assistance.
  1. Caulking

    • Small leaks can often be the result of inadequate caulking. This is one of the simplest roof repairs to attempt on your home. Look for the source of the leak. Most commonly, this can be around overhangs, between shingles or around piping or chimneys on the roof. Scrape away cracked or mildewed caulk with a chisel; then, clean and allow to dry thoroughly. Add a new bead of caulk in the areas to seal any gaps or secure piping in place. Use a thin spatula to smooth the caulk in place and allow it to dry.

    Shingle Problems

    • If your roof has only a few loose or damaged shingles, you can replace them easily without having to completely overhaul the shingles on the roof. To help fit the damaged or missing shingles in play, use a crowbar to pry away any nails holding the existing shingles in place. You should also remove the layer of shingles above the affected area for easier installation. If possible, preserve the removed shingles so that you do not have to buy all new materials.

    Chimney Leaks

    • Functioning or not, chimneys are regular fixtures on the roof of many homes. During a heavy rain, water can seep into the chimney and cause unpleasant puddles in the hearth of the fireplace or water damage along the interior walls, on the outside of the chimney or even run along the shingles of the roof. Installing a rain cap over the chimney will not block the exhaust, but it will collect excess rainwater before it causes damage to your roof. Look for a galvanized or stainless steel cap.

    Plumbing Issues

    • After regular exposure to the elements, plumbing fixtures at the top of your roof can become cracked and damaged. Although it may be possible to caulk around the base to minimize leaks, this might not be an adequate fix for much of the damage. Instead, you may need to replace the piping and caps completely. This is not a difficult fix; in fact, the parts for this project can be found at your local home supply store.
