How to Put a New Layer of Elastomeric on a Roof

Known for their flexibility and high performance, elastomeric roof coatings are acrylic-based liquids designed to seal roof surfaces and provide protection from moisture and weather. Elastomeric coatings’ white color helps direct the sun’s ultraviolet rays and heat away from roof surfaces to keep home interiors cooler. Although elastomeric coatings are weather resistant, they typically begin to deteriorate after a couple years. Reapplying elastomeric coatings biyearly ensures roofs are constantly protected and home interiors remain cool.

Instructions

      Scrape any existing loose or peeling elastomeric coating off the roof’s surface using a putty knife.

      Sweep the roof surface thoroughly with a push broom. Remove all loose twigs, leaves, dust, coating fragments and grime from the roof.

      Spray the entire roof surface with water from a pressure washer or garden hose to blast off any lingering surface grime. Let the roof dry overnight.

      Make sure the weather is clear and the temperature is at least 65 degrees Fahrenheit. Ensure no rain is in the forecast for three days.

      Put on rubber gloves. Fill a paint tray half full of white elastomeric roof coating.

      Make one pass along the edges of the roof with the elastomeric coating using a long-handled, 3/4-inch nap roller. Apply the coating to all seams and joints, as well.

      Let the coating cure for one hour.

      Apply a uniform coat of the elastomeric product to the entire roof using 1 gallon of coating per 50 to 75 square feet. Evenly roll the coating back and forth across the roof’s width until the entire roof surface is coated.

      Let the first full coat of elastomeric dry for 24 hours.

      Apply the second and final uniform coat of elastomeric to the entire roof. Use the same application procedure, except apply the strokes perpendicular to the previous strokes.

      Let the final elastomeric coating cure for 48 hours.
