How to Reseal a Clay Roof

A seal coat protects your roof tiles against dirt, weathering and the damaging roots of moss and algae. This protective layer reduces cleaning frequency and extends the lifespan of your roof. Topical seal coats are durable, but they do not last forever. To keep reaping the protective benefits, re-seal your roof once every five years or so or at the frequency recommended by the previous seal coat's manufacturer.

  • Roof cleaner
  • Long-handle scrub brush
  • 3,000 psi pressure washer

Instructions

      Clean away any moss or algae with a commercial moss and algae roof cleaner or a solution of 1 part bleach, 1 part water. Wet the affected area with water. Apply the cleaner. Leave it to sit for five minutes or the recommended amount of time. Scrub the algae or moss away with a long-handle scrub brush.

      Pressure wash the roof. Operate the pressure washer according to the manufacturer's instructions. Start at the top of the roof and spray your way down. Use long, even strokes. Concentrate on soiled areas. Spray the gutters clear once you reach the end of the roof.

      Leave the roof to dry for 24 hours or as long as it takes for the roof to thoroughly dry. Never apply sealer to a damp roof.

      Apply one coat of sealer to the roof with an air-less paint sprayer. Spray with even, continually moving strokes. Take care to get the sealer into the grooves and spaces between the tiles.

      Leave the first coat to dry until it becomes tacky.

      Apply a second coat of sealer to the roof.
