Metal roofs, if properly installed and maintained, can last for many years. But over time, problems will develop. Leaks can form, with tell-tale signs of dripping water inside the home. Tracing these leaks can be a chore on its own. The leaking water can follow the ridges or valleys of the metal and enter the home far from the original leak.
Metal roofs are typically held to the roof framing members by either a ring shank nail or a self-sealing screw. Over time, the lead seal on the ring shank nails can work loose, allowing water to enter around the nail head. Rubber seals on the self-tapping screws can also come loose from the screw head. Check all fasteners so they are lying close to the metal. Apply a little pressure to the metal roofing around the fastener. If the metal gives way, the screw or nail may have worked loose. Tighten the fastener and apply a high-quality roofing caulk. Cover the entire fastener head, as well as the metal roof area, for maximum sealing protection.
Metal roofs can shift from weather extremes the material encounters during a hot summer day. The joints between the sheets can rise and fall with the heat of the day and the cool evening temperatures. Inspect the joints of the metal roof for any signs of small gaps between the adjoining sheets. Tighten all fasteners that hold the sheet joint in place. Run a bead of roofing caulking down the entire joint length of the metal roofing. Test the edges of the roofing along the eaves of the house. High winds can cause the sheets to pull up, and small tears in the metal may occur. Refasten the metal roof and caulk over any cracks.
Overhanging tree limbs can cause metal roofs to corrode prematurely. Inspect the roof under these areas for small rust spots or holes. Small areas can be individually replaced with new material. Recoat the whole roof with special sealing paint to not only change the color of your roof, but to permanently seal it from the elements. Reconditioning the roof will add many years to a slightly corroded surface. Caulk all fasteners and joints before applying the sealant. Follow all manufacturers' instructions when applying the coating. Application of this type of paint on metal roofing material may have to be done on dry, warm and sunny days. Replace the entire metal roof if there are too many leaks to repair.
