How to Buy the Right Concrete Paint

Concrete is used in many parts of the home, and no single type of paint is perfect for every use. For example, a paint that works well on your outdoor foundation walls may not be the best choice for use on your basement floor. By choosing a paint that is specially formulated to provide the best performance for each purpose, you will optimize the lifetime of your painting job.

Select an acrylic-latex paint for use on outdoor foundation walls. These paints are flexible enough to handle the normal expansion and contraction of concrete surfaces through the hot and cold seasons. If the wall has never been painted before, a block-filling primer will fill the concrete's pores, which will help the topcoat to adhere better and last longer. Acrylic-latex paints are also recommended for use on preprimed fiber-cement siding.

Apply a waterproofing paint to indoor basement walls to help keep your basement dry. This type of coating makes the concrete surface less porous so it can withstand hydrostatic pressure that presents itself as dampness on your walls. Look for a waterproof paint that also prevents the formation of mold or mildew.

Choose an elastomeric paint for outdoor concrete or stucco walls if you live in a region that is susceptible to seismic disturbances. An elastomeric coating can expand enough to conceal small cracks and prevent water infiltration. Elastomerics are also ideal for homes in coastal areas because they can hold up to salt spray during stormy weather.

Use an epoxy paint for concrete floors. While there are acrylic-latex floor paints, epoxies form a tougher surface that can do a better job of holding up to foot traffic. There are also epoxy paints specifically designed for garage floors that won't be marred by hot rubber tire prints in the summertime.
