My Paint Is Peeling off the Wall in Sheets

Moisture Problems

• Water is one of the main culprits for causing paint to peel or bubble off of walls. Bathrooms and kitchens are the rooms that are most often affected by water damage. However roof leaks, plumbing leaks and foundation cracks can also cause paint to peel. Usually, the first sign of damage is swelling of the wall and bubbling of the paint in the area of the leak.

Repair the Water Leak

• In order to fix this problem, before you address the walls, you must find the source of the moisture. Whether it is from a roof leak, plumbing leak or foundation issue, it is imperative to fix the problem at its source. This may mean fixing a small part of the roof, replacing it completely or, possibly, replacing gutters. Plumbing leaks often require a professional plumber to ensure that the leak is fixed completely. In the same way, if there is an issue with your foundation that is causing damage to your walls, bring in an expert to advise you and make the necessary repairs.

Replace Drywall

• After the water leak is taken care of, replace the affected drywall. Depending on the extent of water damage, you may also have to replace wall studs. Either way, before closing up the walls with drywall, be sure you address and correct any other issues. After the drywall is installed and the mudding and taping is complete, wipe the walls down with a damp cloth to remove the dust. The new walls will require two coats, whether the first coat is primer or paint. If you are using latex paint for the first coat, consider using a flat finish to ensure good adhesion between it and the second coat. If you are using oil-based paint, remember to provide good ventilation in the area. With either type of paint, wait until the first coat is completely dry before adding the second.

Improper Application Can Cause Peeling

• Whether walls will be painted with oil-based paint, semigloss or glossy latex paint, it is often necessary to prime before painting, which allows the new paint to adhere properly. Painting latex paint directly onto oil-based paint, semigloss or glossy latex paint will result in paint that will peel or rub off quite easily. Applying the primer coat prior to painting will be well worth the effort and will give you a much more durable paint finish. If your paint is peeling because of the previous layer of paint, to fix the problem, peel away as much as possible. It may be necessary to scrub or sand the walls to remove all of the loose paint. Wipe down the walls and allow them to dry. Apply a coat of primer before proceeding with paint.
