A latex paint that dries to a satin, semigloss or gloss finish is best for walls and ceilings in areas of high humidity. Look for paints marketed specifically for kitchens and bathrooms, as these often contain ingredients that prevent the formation of mold and mildew. However, before applying the paint you must prepare the surface, in order to ensure the best possible results.
If the high humidity in the room has led to mold and mildew, the first substance you need to apply to the walls and ceilings is household bleach. Make up a solution of 3 parts water to 1 part bleach. Apply the solution to the walls and ceiling using a sponge mop, and leave it for 20 minutes. During this 20-minute period, apply the solution again if you notice it drying. Once the 20 minutes is up, rinse the walls and ceiling thoroughly, and wash with a solution of warm water and mild detergent. Finish with another thorough rinse, and allow all surfaces to dry. The rinsing part of the process is very important, because detergent or bleach may prevent the paint adhering to the surface.
An application of stain-blocking primer helps keep newly painted walls looking their best in areas of high humidity. Apply primer to the walls and ceilings in the same way you would apply any other paint. Cut in around the edges of the ceiling, walls and trim using a small paintbrush. Apply the primer to the rest of the area using a large paintbrush or roller. The primer must be thoroughly dry before you proceed.
Apply the first coat of high-humidity paint after the primer is dry. Paint the ceiling first. If the wall paint is a different color, allow the ceiling to dry before putting the first coat on the walls. It's important to keep the room well-ventilated while you're painting, to prevent a build-up of fumes. Good ventilation also speeds the paint-drying process. Apply a second coat of paint to the ceiling and walls, following the same procedure.
Clean all mold and mildew from the trim. If you are using an oil-based paint, apply a coat of oil-based primer first, and allow it to dry thoroughly before applying the top paint. Apply at least two coats of top paint, to ensure it dries to a hard, washable finish.
