What Kind of Rope Should I Use for Replacing Window Weights?

Owners of old houses, often faced with maintenance tasks, are always on the lookout for the best materials for their projects. Weekend jobs often involve sash windows that have ropes and weights. If you have to replace a sash rope, a weight or a broken pane, you'll need to consider the kind of rope you'll use to get your windows functioning again.

    • Sash ropes hold the weights that act as a counterbalance when a window sash is raised and lowered. The weights should make raising a heavy window easier, and they hold the window open without the need for additional support. In a double-sash window, each sash has ropes and weights that are independent of the other window's. Usually, each sash has two weights.

    Materials

    • Old-fashioned sash cord is available at hardware stores and home centers. It is usually made of braided cotton with a strong nylon core. For homeowners who only want to do the job once in a lifetime, bronze sash chain is an excellent choice. Sized to fit sash cord openings, bronze chain is more expensive than cotton rope. It is often available at neighborhood hardware stores.

    Alternatives

    • Some homeowners want to eliminate the need for sash cords and weights altogether. Spring balancing systems are available at hardware stores and home centers. Installed in the narrow spaces between the sash frames and the jambs, spring systems use friction to keep windows raised. As an added benefit, you can add insulation in the unseen weight pockets, improving energy efficiency. Be aware that spring systems do not provide counterbalance and may make raising heavier windows more difficult.

    Tightening Windows

    • Any time you take apart a window for maintenance is a good time to consider not just insulation, but also weather stripping. Damaged or missing weather stripping can be replaced with bronze weather stripping, which can be used with weighted or spring systems. Sometimes old -- but intact -- weather stripping simply needs to be pried slightly open with a putty knife so it holds more tightly against the opposite sash. Installing new sash locks can also tighten windows by holding the sashes more closely together.
