Recommended Paint for Garage Floors

Alkyd Paints

• Alkyd paints are oil-based paints that can be easily applied to a garage floor. One of the main problems with alkyd paints is moisture vapor. Moisture reacts with the alkaline materials in the concrete beneath the paint and forms soap through saponification. This soap degrades the bonds between the alkyd paint and the concrete.

Epoxy Shield

• Epoxy Shield garage paint consists of epoxy and acrylic resins. This type of garage floor paint is designed to withstand the pressure from tires, moisture vapor and chemicals from motorized vehicles. Before applying this type of paint, the garage floor must be cleaned and degreased. Both components of the paint must be mixed and applied on the floor with a roller. The final step involves sprinkling nonskid color chips on top of the paint coat while it is still wet. This paint has a relatively longer application time and can be walked on within four hours and driven on within seven days of painting.

Masonry Stains

• Masonry stain is primarily used in the southern U.S. where there are less elemental variables, such as snow, ice and rock salt. Unlike paint, masonry stains soak into the concrete and do not form a film on top. Due to this, masonry stains are easier to apply as they wear off. In addition, masonry stains are ready to be walked on within one hour and driven on within 72 to 96 hours based on temperature and humidity.

Sealant

• Sealant is used to protect the surface of your garage floor if you are satisfied with the look of your floor. This option is best if you only wish to minimize damage. Both oil- and acrylic-based versions of sealant are available.

Polyurethane

• Polyurethane tends to be the more expensive option of garage floor finishes available. This type of garage paint is ideal if there are chemicals that could potentially damage the floor. Polyurethane is applied on top of a base coat or primer and not directly on the concrete floor. Thus, polyurethane can act as a protective top layer that will require minimal maintenance and upkeep.
