Leaking Walls in ICF Basement

Concrete floor basements typically are more energy efficient than dirt floor basements, but are still prone to high humidity and moisture damage. Leaks in the walls or windows in your concrete floor basement can eventually lead to rot, mold growth and paint failure. You must repair all water leaks as soon as possible to avoid costly repairs and adverse health effects.

    • Excess moisture is a common problem in concrete floor basements as well as those with dirt floors. Basement walls may develop cracks or tiny gaps over time that allow water to seep inside. Poor foundation drainage is another cause of water seeping in under the walls and into the basement. Downspouts and drain tiles can become plugged, and water may run inside and cause damage. Homes that are built on lots sloped improperly may also have a problem with surface water drainage.

Wood will eventually begin to rot, your walls may become stained, and drywall will begin to crumble when water is leaking in through the walls of your basement. Many people suffer serious health problems from inhaling mold spores. Some common symptoms of mold exposure are sneezing, itching eyes, nasal congestion and skin rashes. People who are allergic to mold may suffer more serious symptoms such as wheezing and difficulty breathing.

    • Examine the area around your home to determine if you have a leak in your basement walls or a problem with poor foundation drainage. If your lot is sloped toward your home, surface water will run inside after heavy rain or when snow melts. Regrade your lot so the ground is angled away from your home so water will not come inside your basement. Check your downspouts and gutters for materials such as leaves that could cause clogging, and remove anything that could cause water to back up into your home. If your basement walls have large gaps or cracks, you may need to hire a professional contractor for repair.

    • Consider installing a pump in your basement sump if excess moisture continues to be a problem. These pumps are designed to remove moisture before it can cause damage to your home. Once you have the water leaks repaired, examine your home for signs of mold growth. If any mold is visible in your basement, you must remove it. Scrub mold away with a stiff brush, chlorine bleach and water. Rinse the area thoroughly and dry. If your home has heavy mold growth, do not attempt to remove it yourself. Instead, hire a contractor who has experience in mold removal.
