How to Prevent HVAC Condensing Heat Exchanger Failure

Inspect the heat exchanger regularly to check for any breaches, leaks or damage to it. If you see any signs of damage, the exchanger should be professionally serviced immediately to see if a repair is possible or if the problem requires replacement.

Clean the exchanger every three months by turning off the HVAC system and turning off the breaker that supplies power to the system. Run a vacuum attachment over it to remove any dust and loose debris. Wipe it down with a damp cloth or spray it with a coil-cleaning spray to further remove dirt that can cause overheating and exchanger failure.

Replace the air filters in your system in accordance with your model's recommendations. An dirty or obstructed filter causes the system to work harder to fulfill its duties and the added strain can cause the exchanger to fail sooner than it would otherwise.

Replace any copper heat exchangers with aluminum models if replacement becomes necessary. Aluminum exchangers are typically more cost-effective, lighter weight and more durable than their copper counterparts and are likely to last longer without failure.
