How to Detect Leaks in a Curtain Wall

A curtain wall is a thin barrier usually held together by aluminum framing that is composed of glass, metal or stone panels. Curtain walls are not load-bearing and transfer the force of incoming winds to the floor line of the building structure. They are typically cost-effective and are also decorative. One risk with curtain walls concerns leaking. A curtain wall will leak if there is water present, air pressure pushing that water inside the building, and a damaged or imperfect seal between the frame and the panel of the wall. Detecting these leaks when they first form is important to prevent moisture damage.

      Inspect the seals where the panels meet the frames of the curtain wall. Look for holes, pits or signs of corrosion. If the seal has even a small breach, water will find its way inside.

      Check the wall for cracks or signs of warping. This won't be present with glass but stone or metal panels may show signs of excessive moisture exposure due to curtain wall leakage.

      Look for mold growing on the inside of the wall panel or on the seam where a panel meets the frame. Mold indicates moisture buildup over time. This is usually caused by a leak because the curtain wall should not be wet on the inside. If mold is present, the leak is likely severe and has been longstanding because the moisture often builds up inside the wall before it shows on the exterior.
