The Use of Steam in HVAC

Heating, ventilation and air conditioning, or HVAC, steam heating systems are energy-efficient ways to heat your home. Nowadays, however, HVAC steam systems have been largely replaced by more modern heating systems, with HVAC steam systems mostly found in older homes. Instead of using a water boiler, a steam HVAC is based on a steam boiler that operates at lower pressures and needs a smaller amount of water in the boiler. Steam boilers can use several energy sources -- including oil, gas or electricity -- to produce the steam in the system. Before you use your old steam HVAC system, test it to see if it is still functioning properly. Although you can do this yourself, it is recommended you consult a trained professional or let him check it.

      Activate the steam boiler. Inspect the condition of the system to ensure it is functioning properly. This includes checking the pressure, water level and possible water leakage.

      Observe the water level gauge of the boiler. The gauge should be about half full. If the boiler is full you must remove water from the system, whereas if the gauge is empty, you must add water until the boiler is about half full. If the gauge is showing an unsteady up and down motion, this can indicate the boiler is clogged and needs to be repaired. If the water is dark, drain it, clean and refill the boiler.

      Ensure your HVAC steam system is operating properly by lowering the water level in the boiler. When the water level drops too low, the boiler should be turned off automatically by the low water cut-off valve.

      Observe the pressure from the pressure gauge. The pressure makes the steam rise from the boiler through the pipes of the system to the radiator where it gives off heat. If the pressure is too high, the pressure cut-off valve shuts off the boiler. Pressure higher than 7 pounds per square inch usually activates the cut-off valve. If the pressure in the system is rising, contact a heating professional to fix your system.
