A Leaking Downspout Tile

Proper drainage in your home's foundation is a must to avoid water damage and mold growth. When you have leaking downspout tiles, water may seep inside your home. According to Oregon State University, sudden water problems are often caused by leaking downspout tiles or blocked footing drains.
  1. Causes

    • Poor foundation drainage is a common cause of excessive amounts of moisture coming into your home and causing damage to the structure of your home. When downspout tiles become plugged up they may allow water to seep through the foundation of your home. However, there are several things that can cause moisture to leak inside your home. Footing drains may allow water to come inside if they become blocked. If the ground your home is built on is sloped toward your home, water can leak inside as well.

    Effects

    • Leaking downspout tiles or other foundation leaks can cause your home to become saturated and suffer damage. Excess moisture leaking into your basement can raise the humidity inside your home and make it uncomfortable and damp feeling. Water stains and mold growth are also caused by leaking downspout tiles. When moisture is constant, mold spores begin to grow and spread. Mold growth can cause health problems in sensitive people or in those who have asthma. If mold is growing on your drywall or on any wood inside your home, it will eventually have to be replaced if left untreated because mold breaks down materials it grows on.

    Diagnosis

    • Oregon State University suggests performing a capillary test to determine if moisture is coming inside your home through the foundation walls. Thoroughly dry the area where water is coming inside with a hair dryer. Cover the area with a sheet of plastic and seal the edges with tape. In two or three days, examine the underside of the plastic for moisture. If it is wet, water is seeping into your home from the foundation through leaking downspout tiles or clogged footing drains.

    Solution

    • Foundation drainage problems usually require hiring a professional contractor for repair, unless you have construction experience. Installing perimeter footing drains may be necessary to remove excess moisture. Putting a pump in the basement sump may also help remove water from leaking downspout tiles or clogged drains. Have your lot regraded if the ground is sloped toward your home. Examine your home for signs of mold growth where the water is leaking. Mold looks like green or black splotches on wood or drywall and often has an earthy or foul smell. If mold is visible, remove it if you are not allergic to mold or do not have any serious respiratory diseases such as asthma. Scrubbing mold with liquid dish detergent and water will remove it. Dry the area after mold is gone. Inspect your home on a regular basis for signs of leaking drain tiles and downspouts to prevent further damage.
