How to Caulk a Parking Structure

Parking structures, such as overhangs and parking garages, are often made of concrete and need to be maintained with caulk. Over time, the weight and vibration of cars create cracks in the concrete which need to be filled with concrete caulk. Filling cracks with concrete caulk will minimize water seepage and eliminate potential structural hazards, such as crumbling concrete. Give the parking structure a once over and fill any visible cracks. Inspect the floor, ceiling, sidewalks and support beams.

  • Pressure washer
  • Caulking tool

  • Foam rod backing

Instructions

      Remove any previously existing caulk with a caulking tool. Rinse the concrete with a pressure washer. Let the concrete dry. Sweep the concrete with a broom to remove any dirt or debris from the work surface.

      Insert concrete caulk into a caulking gun. Use butyl or acrylic siliconized latex caulk.

      Aim the tip of the caulking gun into the crack in the concrete.

      Cut a piece of foam rod backing to fit inside of any crack that is wider than ½-inch. Insert foam rod backing into the larger cracks.

      Squeeze the trigger and fill the crack with caulk. Move the caulking gun inside the crack to evenly disperse the caulk. Squeeze the trigger with consistent pressure to avoid air bubbles.

      Build a security barrier with orange cones to prevent people from walking on the caulk. Leave the barrier up until the caulk is completely dry; at least 24 hours.
