When Can I Tell if I Need a Flat Roof Replacement?

A flat roof can have some advantages that include a stylish, modern appearance and ease of access. But they can also have some problems. When your flat roof has issues, you'll need to spend money to fix it or replace it. Obviously the quick fix is financially more feasible in most situations, but there comes a time when repairs no longer make sense because the issues have become so frequent it’s a better value to replace it. Knowing when that time arrives will make your decision process easier.
  1. Pooling and Leaking

    • When there is a problem with your roof every time it rains or snows then it is a sure sign that a replacement is in order. Flat roofs, unlike the pitched roof, pool water in some places and those places will commonly leak when the materials begin to wear out. If the roof is beginning to sag in some spots, making pooling more common and leaks tend to spring up nearly every time it rains and appear to be multiplying, then the flat roof is ready for replacement. There comes a point when the sheer number of repairs needed is more trouble than they are worth. Eventually they all need to be fixed with a new product.

    Cost Analysis

    • A logical way to know when it’s time to replace your flat roof is to do a cost analysis. Consider the money you are spending on patching and repairing flashing, insulation or other parts of the roof over the course of a year. Compare that number to the cost of a new roof and see which option makes more sense when you factor in the hassle of consistent repairs and the damages that are possible with leaking. Often this is the best way to know whether the new roof is worth it at this time or if it is better to let it go a while longer.

    Major Repairs Not Covered

    • When you have a new roof installed, the company generally provides a warranty on the installation and product. If you have a problem within the first several years then you don’t have to worry about repair costs. You simply call the installer and report the problem and the company will come and repair it free of charge. If your roof is too old to be covered by the warranty and you are having numerous problems with it, it is a good signal that a new roof is in order.

    Weather Damage

    • Flat roofs tend to have more weather-related damage. Wind can lift them off and peel off sections, causing leaks and additional damage to the interior of the building. The weight of snow can also cause a collapse in some instances, particularly in very large roofs. When the weather causes major problems it is often covered by insurance. If so, take advantage of the coverage and get the roof replaced if possible. The damage associated with severe storms, hurricanes and snowstorms often warrants complete replacement.
