Common Foundation Problems

The foundation of a home ensures that the structure remains level and upright. Depending on the location of a home and when it was built, the foundation can be made of brick, concrete or stone. Any foundational problems can cause major headaches for a homeowner, and the results can be unsafe and costly.

    • Cracks in the foundation may occur in home that doesn't have a basement and sits on a concrete slab. Anytime cracks appear, it is a strong indication of a foundational problem in the home. While cracks may not always be visible because of flooring and carpeting, the appearance of bugs or other insects crawling around a home can be a definite indicator.

    Leaking

    • Another common problem for a foundation may be leaking, which is caused by moisture in the soil underneath the home. When the soil becomes wet, it can cause the ground to expand or shrink, and create foundation problems. Leaking in the foundation may be caused by uneven land, while standing water near the home can be a possible sign. Also, roofs or drainage systems that dispense rainwater too close to a home may also cause leaking.

    Bulging

    • Uneven floors may be an indicator that bulging is occurring in the foundation. Bulging is when the foundation forms an outward bump, which can be caused by changes in temperature or poor framing by the contractor. Any changes in the tile or wood flooring could mean that bulging is prevalent. While it can be difficult to see uneven floors in carpeting, if sporadic wear and tear marks begin to accumulate on the carpet, it could be a sign of bulging.

    • Because cracks, bulging or leaks in a foundation is a major issue, more times than not, homeowners will need to call a professional to fix the problem. It's important to find the right contractor because many homeowners may not be able to afford to have substandard work performed on their home and run the risk of additional problems.
