# Tenant's Rights on Carpets
When it comes to replacing carpet in a rental unit, there are certain circumstances in which a landlord is obligated to pay for the replacement costs. At other times, the tenant must pay to replace the carpet. Local laws vary, but some general rules apply in almost any jurisdiction.

Landlord Responsibilities

Tenants are entitled to a habitable rental unit. Before they move into the premises, if the carpet in their unit is extremely dirty or worn, or if it is mildewed or contains mold, the landlord must replace the carpet.
Tenant Responsibilities

If the tenants damage the carpet beyond normal wear and tear during their tenancy, they must pay for repairs or replacements if they wish to have new carpet installed.
After Move Out

If tenants damage the carpet in their rental unit, the landlord may deduct the cost of replacement or repair from the tenants' security deposit.
