Why Are Basements Damp?

The porous concrete that makes up most foundations, basement walls and floors can allow moist air or water to enter. Humidity and damp conditions in a basement can cause mold and mildew to grow, posing health risks. A severely wet basement can cause the home's wood structure to rot.
  1. Water Control

    • Occupants may notice excessively damp basement conditions after a heavy rainstorm or during the spring when the snow begins to thaw. The soil that surrounds the foundation may become saturated with an abundance of water, which seeps through the concrete. Maintain a clean gutter system, with the downspouts diverting water away from the base of the home. The soil backfill around the home's foundation should slope away from the house.

    Condensation

    • Condensation can form on the basement's concrete walls and floor. Consider installing an exhaust fan in the area, especially if there is bathroom or laundry room in the basement. Avoid allowing air conditioning vents to flow into the basement, which will cause the basement temperature to drop lower than the rest of the house. Consider having return registers installed to the basement to aid in air flow. Check that the dryer vent leads outside and has no holes.

    Additional Reasons for Basement Moisture

    • Cracks in the walls and floor can cause moisture in the basement.Look for pooling water and inspect all pipes and fixtures to look for a water source. A basement with a dirt floor can also produce a damp environment. Consider laying down a poly film across the soil's surface to reduce the moisture accumulation in the basement. If your basement has a drain, check it closely for any signs of a clog or backup that may cause water to accumulate.

    Considerations

    • Installing a dehumidifier in the basement may help reduce moisture. Installing energy-saving windows can also reduce condensation accumulation. An air-to-air exchanger will also help remove humid air. In regions that frequently flood, the homeowner may want to install a sump pump to remove water. Painting the walls or floor with a concrete sealer may also help reduce moisture. Placing French drains around the perimeter of the basement may also help keep the area dry.
