Protective Coatings for Concrete Floors

Concrete is commonly used in residential and commercial flooring applications. It is an attractive choice due to its strength and durability, but it is not impervious to damage. Concrete coatings are available to protect concrete from dirt, chemicals, abrasion, water damage and more. As an added bonus, these coatings have the ability to transform a drab concrete slab into an aesthetically appealing floor.
  1. Concrete Stain

    • Concrete stain is available as an acid or an acrylic stain. An acid stain reacts to the lime in the poured concrete, causing a color change. Because each concrete slab is slightly different from the next, the stain color may vary from area to area. Acrylic stains do not react to the concrete. Instead they seep into the porous surface of the concrete and behave similarly to a dye, giving the installer more control over the finished appearance. You are not limited to one choice or the other. You can use acid and acrylic stains in tandem to create a variety of different looks and faux finishes. Also, you can apply other coatings over the stain to create a glossy finish.

    Epoxy Coating

    • Epoxy is commonly used as a concrete primer for other coatings and a standalone coating. Two types of epoxy coating are available. The water-based/solvent-based epoxy is commonly used in low traffic or residential applications such as driveways, garages and basements. The 100-percent epoxy does not have any solvents to evaporate and can be applied to a greater thickness. This coating is commonly used for high traffic and commercial applications. Both types of epoxy are easy to clean and repair cracks in concrete. Epoxy is readily available at home improvement retail centers for the do-it-yourself homeowners. However, the application process is fairly intensive. You may want to consider hiring a professional for larger jobs.

    Urethane Coating

    • Urethane is available in a moisture-cured and a chemical-resistant coating. Urethane is frequently used as an overcoat on epoxy. It is stronger and more scratch resistant than epoxy. Urethane is extremely durable and offers increased protection against spillage and dirt. It is an attractive option for high traffic areas and commercial settings such retail malls, garages and manufacturing settings. Urethane coatings tend to become slippery when wet, but you can add a grit additive for applications frequently exposed to water, such food service industry areas.

    Polyurea Coating

    • Polyurea offers an extreme protection barrier to concrete. Polyurea is a common choice for areas requiring impact and chemical resistance. It is moisture insensitive and highly flexible. The coating is nearly impervious to deterioration caused by extreme climate changes and offers the added benefit of curing in a matter of seconds. You can apply polyurea directly to a number of surfaces including, various metals, concrete and geo-textiles.
