Basements & Drainage

Keeping your home dry is an important part of avoiding mold growth and structural damage. Basements that do not have adequate drainage systems are prone to water leaks, which eventually can cause mold growth. If you frequently find your basement with excess amounts of water on the floor or have water stains on the concrete walls or floors, you might not have an adequate drainage system in place.

    • The basement must have an adequate drainage system to keep water from running inside and damaging the structure of your home. A perimeter drainage system is necessary to keep your basement dry. Homes built in wet areas often have a sump pump installed to keep water out of the basement. Another common type of basement drainage system is a gravity system, which uses gravity to pull water away from your home's foundation.

    Effects

    • When basement drainage systems are inadequate, excess moisture can cause a variety of problems. Basements that frequently have standing water are at risk of mold growth. Molds can begin to grow in less than 48 hours after moisture is present. When mold growth goes undetected, it can damage the structure of your home by causing the material it is growing on to deteriorate. This can result in a renovation of your basement to control moisture and remove mold. Owners who have mold growth in their homes often notice a musty odor. Certain people are allergic to mold and have serious reactions, such as wheezing, sneezing and difficulty breathing, when exposed.

    Causes

    • Residential lots that are improperly graded are a primary cause of water problems in basements. The ground around your home should be sloped away from the foundation. When the ground is sloped toward your home, rainwater can run into the basement and cause water damage. Homes that do not have a footing perimeter drainage system will have water leaks, as well. Sump pumps can quit working and go unnoticed by home owners, which is also a cause of water seeping into the home. Failing to install a slab drainage system when groundwater levels are high will result in water leaks.

    Solutions

    • Check the lot your home is built on to be sure it is sloped properly. If not, have it regraded to direct water away from your home. Adding landscaping around the perimeter of your home can keep water from soaking the soil near the basement walls. Keep shrubs and trees at least 3 feet from your home's foundation. Inspect your sump pump to be sure it is in good working condition. Homes that do not have perimeter drainage systems might require one to solve moisture problems. However, this is a costly endeavor that usually requires hiring a professional contractor.
