A Leak Around a Basement Window

High humidity and dampness inside your basement can affect the temperature throughout your entire house. Leaking windows or door frames are common causes of excess moisture in basements. When moisture seeps into your basement, mold growth may begin, which can damage your home and cause health problems. Repairing all water leaks is key to preventing high humidity and dampness in your basement.
  1. Identification

    • Water leaks are common in rooms that are infrequently occupied such as basements and attics. Basements can have water leaks in walls and rain water may run inside if the soil is not properly graded outside your home. Windows often have gaps around the sill, which allows water to come inside your basement and run down the walls. All water leaks inside your basement must be repaired to avoid future structural problems associated with excessive indoor moisture.

    Effects

    • Leaking water often causes water stains on basement walls and floors. Water leaks typically cause localized damage to drywall or carpet. When water leaks for an extended period of time, mold growth may begin and damage the structure of your basement. Mold growth is caused by fungal spores which land on wetness and grow. Once mold begins to grow, it digests the drywall and other material it grows on and damages these materials. Homes with mold growth place homeowners and their families at risk of serious health problems. People with respiratory conditions such as chronic obstructive pulmonary disease or COPD or asthma, often suffer serious effects from inhaling fungal spores such as wheezing, difficulty breathing and an increase in attack frequency. Leaking water will also raise the humidity level inside your entire home, making it humid and uncomfortable. High humidity is also a cause of mold growth in basements and other rooms.

    Solution

    • You must repair the source of leaking water around your basement window to prevent water damage to your home and mold growth. Caulk all gaps around the window to reduce moisture seepage. Inspect your windows to determine if the source of the leak is caused by a defect in the window. Replace any windows that have severe leaks.

    Considerations

    • Once you have repaired the source of the window leak, search for any signs of mold growth. Mold may be visible on drywall or on the carpet beneath the window. Any area of mold growth larger than 25 square feet must be removed by a contractor specializing in mold removal and remediation. If you or anyone in your home has asthma or a known allergy to mold, do not attempt to remove it and leave the house when it is being removed. Inspect your basement monthly for signs of water damage and leaks and repair them before mold growth it is a problem.
