Basement Foundation Leaking Around the Deck

Basements are prone to water leaks and moisture problems. When your basement foundation is leaking around the deck on your home, you must locate the cause and repair it. Excess moisture in basements can be caused by a variety of problems such as clogged downspouts, poor final grade of your lot and cracks in the foundation of your home.

    • Basement leaks are often caused by poor foundation drainage. When foundation footing drains become clogged with debris, moisture may run into your basement and cause moisture damage. Gutters and downspouts can become clogged with leaves or other debris, which results in sudden moisture problems as well. One of the most common causes of basement leaks is an improperly graded lot. Your lot should be graded in a manner that directs water away from your home's foundation. If the ground is sloped toward your home's foundation, excess moisture will run into your basement.

    • When water is leaking into your home's foundation, it can cause damage to your home's structure. Water stains and wood rot are often seen in homes with moisture problems. Prolonged moisture in your basement may eventually lead to mold growth, which can cause some people to experience serious health problems. Those who are allergic to mold may sneeze, wheeze, cough and develop skin rashes. Mold growth eventually damages the material it grows on, requiring repair or replacement of lumber and drywall.

    Solution

    • Examine your lot and have it regraded if the ground is allowing water to accumulate near your home's foundation. Clean all gutters and downspouts and place extensions on downspouts to carry water farther away from the foundation. Repair any cracks in the footing or basement wall if necessary. Install a sump pump if moisture continues to leak into your home to keep moisture at bay.

    Considerations

    • After you repair the source of water leaks in your basement foundation, you must examine your basement for signs of mold growth. Mold often has an earthy or musty odor and looks similar to splattered paint in shades of gray, green or black. Remove any visible mold with a stiff brush and liquid dish detergent. Rinse with water and dry. If mold stains are heavy and difficult to remove, you can scrub it with chlorine bleach and water. Never attempt to remove mold if you are allergic or sensitive to mold. Any mold growth larger than 25 square feet, should be removed by a mold remediation specialist.
