Clean the teeter totter with mild detergent and water. Do not use bleach; it will eat away at rubber and glue, and could contribute to cracks in the equipment.
Treat wooden parts of the teeter totter by applying a polyurethane sealant with a paint brush or sponge. Unsealed wood can begin to crack from sun and other elements. Pour a glass of water on the wood parts of the teeter totter to test it. If the water is absorbed into the wood, it needs to be treated. If the water beads and rolls off, there is no need to treat the wood.
Place a tarp over the teeter totter when it is not in use. This will protect the seats from sun damage.
