Window Size Requirements to Finish a Basement

Finishing a basement usually requires obtaining specific permits to do the job legally. As part of the process, the permit application must include information that verifies that the basement windows meet specific size requirements. Sometimes this means widening an existing window or installing a new one.
  1. Basement Remodeling

    • Before remodeling your basement, apply for any required permits. They may include electric, plumbing and building permits, depending on local regulations. As part of the application, you will probably need to submit a detailed building and floor plan. On this plan, you will most likely have to include at least one clearly labeled egress window or an exterior door.

    What Is Egress?

    • Egress is the term used to describe a window that meets specific criteria so that it may be used as an emergency escape. It also allows emergency personnel access into the house if other exits are blocked. If you have such a window or an outside door, your basement may meet egress requirements. However, if you are creating a separate bedroom or different living spaces, each space may require its own egress window or exterior door.

    Egress Measurements

    • Some general egress requirements apply to windows, but you should verify the specific criteria with your local building or permit office. The width of the window, when open, must be at least 20 inches. The height of the window, when open, must be at least 24 inches. Multiply the two together for a net clearance of at least 5.7 square feet or 820 square inches. In addition, the bottom of the window must be no more than 44 inches off of the floor.

    Window Well

    • Other requirements are necessary when an egress window has a window well. The window well will likely need to consist of an area of at least 9 feet. If the window well is deeper than 44 inches, you will likely need to install a ladder or steps, which should not interfere with the window's ability to open. The steps or ladder must also not encroach more than 6 inches into the minimum area requirement.
