How to Add Second Story Bedrooms

Attic space can be turned into second-story bedrooms. The existing floor and roof make it less expensive than building additional bedrooms onto the side of the house. If you already have bedrooms on a second story of your house, you can sometimes find additional attic space large enough to add bedrooms. You might need to raise part of the roof or add dormers to provide enough headroom or light.

      Measure the available floor space for the bedroom areas. You will need at least a 9-by-12 area for each bedroom. Make sure there is at least 10 feet of height in the middle of a bedroom if it will have a slanted ceiling on one or more sides. Sketch the bedroom with an entry door and closet space. Figure out how it will connect to a hallway or staircase landing.

      Frame the bedroom area with wall studs at a minimum of every 18 inches. Run wiring for light fixtures and outlets before you insulate the outer walls or install drywall.

      Figure out if you will need to install windows in the bedroom area. Cutting through the exterior of the house will require supervision by an expert. Never cut through exterior walls without an experienced carpenter on-site, who is familiar with supporting all framing with proper beams and posts. You may want to build a dormer or raise part of the ceiling to create window space. You want to build a bedroom that has an escape window in case of fire.

      Drywall the bedroom area, and paint with flat or semi-gloss paint. Install baseboards and crown molding. If you install wood flooring or tile, put down baseboards last. Build storage and closet space in the room, and finish off those areas.

      Place light fixtures and electrical outlets. Caulk well around windows or dormer areas to keep air and moisture out. Hang the door to the entry, and frame the doorway.
