How to Convert a Garage Attic to an Apartment

Converting a garage attic to an apartment creates both income and more space for your home. The apartment can either be an in-law suite, a guest room or a rental. Make sure the attic area of the garage is structurally sound and able to support the extra weight of furnishings and appliances before you start.       Build an exterior staircase to the apartment. An exterior staircase improves energy efficiency because the apartment is not open to the garage. It also improves safety by preventing automotive fumes from entering the apartment.

      Replace standard windows with dormer windows. Dormer windows create more usable space in the apartment.

      Section off part of the attic for a bedroom, if there's enough space. Put a large closet under the eaves. If there's not enough space for a separate bedroom, use room dividers like sliding screens to create the illusion of a separate sleeping area.

      Design a Pullman kitchen that uses space along one wall. Line up the sink and stove and install an under counter refrigerator to free counter space. Place a table parallel to it for dining and to add counter space.

      Limit the bathroom to a vanity, toilet and shower to conserve living space. Place the bathroom by a window to make the room seem larger.

      Put a stackable washer and dryer combination in an alcove in the bathroom or kitchen. Use louvered doors to hide the unit when it's not in use.

      Paint the walls the same neutral color throughout. Use the same flooring throughout the apartment. This will make the apartment seem larger.
