The Cost of Making Additions to Your House

Constructing an addition to your home can be a great investment that adds value. Before taking on such a large project, do enough research to make sure you get the most from your investment.
  1. Additional Bathroom

    • Most homes on the market today have a minimum of two bathrooms. If your home has one bathroom, it may be wise to invest in an additional bathroom to increase the value of your home and make it more marketable in the future. The cost of adding another bathroom depends on several factors, including adding floor space; the cost of a shower/bathtub, sink, toilet; flooring; and plumbing. If you are using floor space already in the home, your cost will not be as high as those projects requiring additional floor space. High-end features such as a whirlpool spa, a sauna and ceramic flooring can help sell a home later on, but you may not be able to recover the cost of such a project. The cost of adding a bathroom can range from $15,000 to more than $100,000, as of 2009, with a large portion going to plumbing costs.

    Sunroom

    • A sunroom is a nice addition to a home for those who enjoy the outdoors and do not want to deal with the elements. The cost of a sunroom also varies depending on your options. If you want a sunroom with glass windows throughout, it can cost from $10,000 to as high as $70,000, as of 2009. It can add value to your home, but do not over-spend or you may not be able to get the cost out of it in a future sale.

    Additional Bedroom

    • If you have a small home, adding an extra bedroom adds value. It is one of the easiest additions that can be made to a home because there usually is no need for complex design. As of 2009, the cost can range from $10,000 to $20,000, depending on whether you need to add floor space.
Before starting any of these projects, find licensed contractors, get the proper permits and follow local codes.
