House Plan Conversion Ideas

Modifying your house plans and renovating can help your house sell, should you decide to part with your property. The return on conversions is good, with most projects giving back 70 percent or more, according to the CNN Money website. Even if you don't want to sell your property, conversions may make you more comfortable and give your home the space and feel that you want.
  1. Basement

    • Because basements are naturally cool, they work well for exercise rooms. Lay tile so that the room has a more finished look than it would with plain cement. If the basement has separate rooms, open the space up by removing some of those walls if possible--you'll, of course, need to leave any beams related to support. Install some mirrors along at least one side of the basement so you can monitor your exercise form. Basements usually include piping and house water heaters and laundry hook-ups, so consider installing a wash sink or another shower. Finish the walls and ceiling during this process so you don't see the piping that often is exposed in basements. Consider making space for a TV or stereo system so you can watch workout videos or listen to your favorite workout music. You'll probably need to install some kind of dehumidification system, as well, so that your equipment stays like new and so you don't develop mold problems.

    Garage

    • If you do not use your garage, consider converting it into a small recreation room. Insulate the walls and connect the garage to your heating and cooling system. If your garage is large enough--that is, if it fits two or more cars--you may want to separate sections of the room with some new walls or screens. Placing a false wall about a yard in from the garage door will allow you to convert the garage back to its original state should you decide to sell the property, as you won't need to remove the garage door. Depending on your local building codes, you probably will need to install some windows, as well. Lay down carpet and bring in your recreation items, such as a pool table.

    Attics

    • If your attic is tall enough for you to stand comfortably in it, convert it into an extra bedroom. You will need to reinforce the floor and install proper insulation. Any exposed piping should be hidden. Attics often get very warm in summer and cold in winter, so connecting the room to the heating and cooling system is a must. You may need to reroute existing vents. If the ceiling has a significant slant, installing sunken or recessed lights will prevent you from losing space to regular fixtures. Install custom cabinets in the "unlivable" area where the ceiling meets the floor so you don't waste the space. Remember, you'll need to construct a solid staircase to the attic if one doesn't already exist. Add some soundproofing to keep you from being distracted from the sound of rain on the roof or noise below.
