Determine the remodeling you want done on your home. Make a detailed list of all potential repairs and improvements. Note materials, colors and styles you prefer. Factor in plumbing, wiring and possible structural repairs (for example, in a bathroom, the subfloor may need to be replaced).
Decide which repairs and improvements you are capable of doing yourself and which require a contractor. Honestly evaluate your skill level and the amount of time you have to spend on each project.
Contact at least three contractors to provide estimates. Ask each one to provide as much detail as possible in the estimate. Request figures for the hourly rate of workers if applicable as well as a time line for completing the job. Get references from each contractor to ensure that every estimate is a legitimate reflection of the final cost of repairs. Beware of contractors who give a very low estimate in comparison to others. Keep in mind that low-balling can lead to shoddy workmanship and incomplete repairs that ultimately cost you more.
Compare prices on materials you need for repairs you are doing yourself. Determine a final cost for do-it-yourself jobs. Take into account any time you will need to take off from you job, if applicable.
Add the estimate of your preferred contractor and the estimate of the do-it-yourself jobs to get the total estimated cost of your home refinishing project.
