How to Seal the Gaps Between the Stud Wall & a Sill Plate

Leaks in the seams between the cement foundation wall and the wooden stud wall lessen the energy efficiency of a home and allow for infestations of insects or mice. When building a new construction home, adding an elastic gasket to the sill plate will help prevent these types of home issues. A structural elastic gasket is flat in the middle with two deep edges that fill a gap that could happen if the wood or the cement are not even.

Instructions

  1. New Construction

    • 1

      Set the wall studs that will attach to the cement foundation wall aside from the rest of the construction wood.

      Measure the wall studs using a tape measure.

      Cut a strip of elastic seal gasket from the roll the length of the measurement of the wall studs. Use a circular saw to cut the elastic in a straight line.

      Staple the elastic seal gasket to the wall studs lengthwise with a staple on each edge 1/2-inch from the edge at 2-inch intervals.

      Attach the wall studs to the foundation with the gaskets facing the foundation.

    Home Repair

      Insert a polyurethane sealant tube into a caulk gun. The nozzle of the tube will fit through the opening.

      Press the handle on the caulk gun to push the plunger into the back of the sealant tube -- and then aim the nozzle at the gap between the sill plate and the cement foundation.

      Insert sealant into the gap between the wall stud and the sill plate in an even line starting at the beginning of the wall. Continue until the end of the wall is reached.

      Leave the sealant to cure for at least an hour.
