Phases of House Building

Building a new home is an exciting venture that requires careful planning to help the process goes smoothly. To avoid the "money pit" experience, take time to understand all of the construction phases from builder selection to landscaping. Knowing what is going on and what to expect is the best way to ensure a successful and affordable home building process.
  1. Builder Selection and Plans

    • Interview builders and check their references from former clients and with local contracting associations. After selecting a builder, decide on the plans for your home. The builder will develop detailed plans, called construction documents, for the house. Review the plans with the builder, have him explain each phase and ask questions if you do not understand the design.

    Site Preparation and Tie-In

    • The builder will prepare the site by clearing it of tree stumps, grading and leveling areas with additional dirt. Any tie-in to an existing system is completed during site preparation, such as water and sewage systems, or if needed, installing a well or septic tank system.

    Foundation

    • A wood frame or outline forms the exact shape of the house's foundation. Installation of the plumbing lines goes into the frame before pouring the foundation. The city will establish temporary electrical and water utilities for use and testing during construction. The builder removes the foundation form after the concrete sets.

    Framing

    • The framing or skeleton is the phase when the house starts to take shape. Wood frames of the exterior and interior walls go up, followed by the sheathing, roofing and shingles. Installation of all exterior doors and windows is completed during framing. House wrap, a protective barrier against moisture covers the house's frame. The builder completes the framing phase by pouring the concrete sidewalk and driveway.

    Mechanical, Electrical and Plumbing (MEP)

    • The MEP phase is crucial since sheetrock will cover this work, making it more costly to fix problems later. The builder will install the water heater, HVAC and ductwork, vents and electrical wiring. This is the phase to decide on any special requirements, such as a sprinkler system, a sound system or security system. Testing the systems and installing the insulation in the walls completes the MEP phase.

    Interior Finish-Out

    • Interior finish-out includes installing and painting the sheetrock, installing doors, trim, baseboards and floor coverings. During this phase, kitchen and bathroom countertops and cabinets and appliances go in. Faucets, showerheads and light fixtures complete the interior finish-out phase.

    Landscaping and Final Inspections

    • Landscaping consists of laying the sod for the lawn and planting shrubs and trees. Do a preliminary walk-through of the home and lot with the builder before closing. Do another inspection after repairs before giving your approval. After final inspection and approval by the city, you will receive a certificate of occupancy allowing you to move in.
