How to Convert Multifamily Construction Costs Into Single Family

Multifamily construction is the construction of homes that house two or more families. These buildings include apartment buildings, condominiums, duplexes and triplexes. When multifamily buildings are built, the construction costs are calculated by individual unit, not as a single-family dwelling. To calculate the cost of the building as if it were a single-family dwelling, you must add up the construction costs of each of the units within the building and the common areas.

      Calculate the cost of construction materials for each unit. Use your calculator to add up the costs of all the materials you used, including kitchen cabinets, flooring, drywall, lumber, light fixtures, paint, hardware, doors windows and fixtures.

      Calculate the cost of labor to construct each of the units. Add up the total hours worked by each laborer and multiple by his hourly rate. Include specialty workers such as plumbers and electricians. Add up the total cost for all labor.

      Calculate the cost to construct the common areas of the building. This includes the cost of materials for shared windows, walkways, porches, fixtures, drywall and doors and the cost of labor to construct these spaces.

      Add the results of steps 1, 2 and 3 to find the total cost of all materials and labor for all the units and the common areas. The result is the cost of the building if it was considered a single-family dwelling.
