List of Tasks for a Garage Building Project

Taking on a building project of any kind or size takes proper planning, and building a garage is no exception. Garages are valuable additions to homes, typically adding much-needed storage, parking or even office space. To make sure your space is all that you want it to be, take all the necessary steps before beginning the project.
  1. Permits

    • Before breaking ground for your garage, consult with your city's planning department for approval and a building permit. Many neighborhood associations also have strict guidelines in their covenants regarding making structural changes to a home. Therefore, it may be necessary to get their approval to take on the building project.

    Building Site

    • The prospective building site needs to meet a series of structural conditions that an architect or engineer can assess. The biggest consideration is whether the site can accommodate the size addition that you desire. For a modest double garage, allow for 20 feet by 24 feet, and 14 feet by 20 feet for a single garage.

    Building Design

    • Unlike a paint color choice, a garage addition is something you'll have to live with, so be sure to think through whether you want the addition to be attached or detached. Both options have advantages. Detached garages keep exhaust fumes and dust from entering the house and attached garages serve as an extension of the main house with space close by to serve as mudroom, laundry room or more convenient access to vehicles.

    Find Contractors

    • With a solid idea of what you want and where it will go, find a licensed and reputable contractor to help bring the project to fruition. Meet with several contractors to compare bids, work style and estimated time line.

    Financing

    • To finance a garage building project, you have several options to pursue. Cash is one possibility, but it lacks the possible tax breaks of a home equity loan. If you don't have enough equity built up in your home, then a home improvement loan may be the route to go.

    Construction

    • The length of the construction phase will vary depending on several factors, including the size of the building, access to special materials and even the weather. The most important thing to do is to keep in contact with the contractor to ensure the project is on track and within budget.
