Delaware, Ohio, Building Codes for Decks

Outdoor decks can come in all shapes and sizes, from the basic square to the full-house wraparound. Whatever the time of year, it's never too late to start that home improvement project, whether it's building up or tearing down. Homeowners in Delaware County, Ohio, know what the weather's like, they've got the wood and other materials, but if they want to build a deck onto their properties, they'll need to know the specifics about county requirements.
  1. Application

    • To get started on your deck, submit an application to the Code Compliance department.

      To start with, Delaware County's Code Compliance department requires the builder to fill out an application and provide:

      • A zoning permit from the township where the home is located.

      • Two plans; each showing the plots of the house and deck locations.

      • Two building plans of the actual deck to be built. They must include the layout, post location and the concrete footing sizes that support the beam, post and deck load connections.

    Plan Approval

    • Delaware County assesses fees based on the square footage of the planned deck.

      If the Delaware County Code Compliance department approves the plans, applicable fees are assessed before the builder can begin. The builder must pay an application fee, in addition to a project fee and plan review fee that are based on the size of the project. Check with the department for the appropriate amount.

    Inspection

    • The finished product must be inspected before final approval.

      The county requires several inspections to take place during the building process:

      1. Hole inspection. The county inspects all holes after they're dug and before any cement is poured. The holes must not have any debris in them.

      2. Frame inspection. This is necessary if the bottom of the deck joists is less than 36 inches above grade, and it must be done before any decking is in place. If the joists are more than 36 inches above the grade, the final inspection will be sufficient.

      3. Final inspection. The handrails, guardrails, benches, stairs and other attached structures must be in place before the county gives the deck the "thumbs up."
