How do I Add a Sitting Room?

There are many reasons to hire someone to build an additional room onto your house: You want more space, you need the use of that particular room, or you simply desire a change to your home. If you are looking to add a sitting room, make sure you have the budget and time for this kind of project because the cost of materials, plus the cost of the contractor, can really add up. As long as you are aware that it could be a long and expensive process, you will be more successful in your journey until your new room is complete.

      Write out a plan and outline exactly what you are looking for in a sitting room. This should include how much space you wish to have, what kind of furniture you want to fit inside, what the room's use will be (i.e. simply lounging or will the kids play there, too?) and where you want the room to be, in relation to your house.

      Determine a budget that you can realistically afford and that can pay for a project of this magnitude. Adding a 400-square-foot-sized sitting room will probably cost $10,000 at the absolute minimum but can also range as high as $100,000 for a top-of-the-line area.

      Research legal restrictions in your area and make sure you are allowed to build additions to your home. If necessary, obtain a permit from your local government allowing you to do the construction. This can be done by contacting your local government office and speaking with the Building Division. As well, you will probably need to fill out a Building Permit Application Form.

      Hire a contracting company and architect to design and build your room. It is a good idea to check references to make sure the company and architect you hire are reputable, reasonably priced and will complete the job as planned.
