Roofing Requirements in Texas

Texas properties are subjected to inclement weather all year long. If you own a house or a business, it is important to protect against bad weather by building a roof that is strong and secure. In Texas, roofing may be composed of shingles, tiles, shakes, panels or sheets. Regardless of what your roofing materials are, there a few permission and inspection requirements worth noting.
  1. Roofing Permit

    • Roofing should be properly maintained.

Roofing permits are required and strongly enforced throughout the state of Texas. This is an important part of any roof-replacement procedure, according to the Federal Emergency Management Agency, and failure to obtain a permit can result in fines or delayed construction. Check with official city or county building codes in Texas to secure a roofing permit prior to the start of any remodeling.

    High-wind Inspection

    • Texas towns are subject to tornadoes.

Roofs are subject to high-wind inspection during any phase of the construction or remodeling process. The Texas Windstorm Insurance Association requires roofs to pass inspection if any Texas home or business owner desires eligibility for windstorm insurance. According to FEMA, inspections must be imposed by a "TDI Windstorm Inspector or a Texas-licensed professional engineer certified as a qualified windstorm inspector." The inspectors must observe the construction process and sign off on the finished product. This measure is essential for all Texas coastal counties.

    Insurance and Discounts

    • Inquire with your insurance company to learn about available discounts.

Anyone who wishes to qualify for an impact-resistant roofing material discount is required to have property damage coverage through the Texas Department of Insurance. Roof coverings must also be approved by a certified laboratory--such as Architectural Testing Inc.--to be eligible for a discount. According to FEMA, roofing materials in Texas are required to meet a UL Standard 2218 to pass the impact-resistant test.
