What Is a Soil Treatment Bond?

Building and construction codes vary from state to state regarding termite species and levels of infestation. In high termite infestation zones, one preventative measure is termiticide treatment of soil before construction.
  1. Bond or Warranty

    • States with high infestation zones may require builders to provide a new construction subterranean termite service record. This record is often referred to as a soil treatment bond or warranty. It is provided to the purchaser of the home at closing to prove the soil under the home was treated for termites.

    Requirement

    • Even if your state does not require termite soil treatment, your lender may require it. If your loan is through FHA, HUD or VA, a soil treatment bond is required. In addition to a lender, a soil treatment bond can be requested or required of an inspector, architect or purchaser of the home.

    Form

    • A soil treatment bond or warranty is included in a new construction agreement form. This form is completed and provided to a buyer who owns the property the house is to be built on. The bond or warranty form is provided within five business days of construction completion.
