Can I Add a Room to My Home?

Sometimes, a house is simply too small and for some reason or another, the homeowner is not able to move into a larger home. Often, the solution is to consider building an addition onto the house. However, when contemplating a home addition, there are several factors to consider.
  1. Available Space

    • Every other aspect of deciding to add a room to a house is completely pointless if there is no available space in which to add onto the house. However, do not assume that it is only possible to build outward from the home. If no land space is available, additional rooms can be made by adding a second story to the home, digging out a basement or even building a room over the garage.

    Local Laws

    • As always, many buildings codes, rules, regulations and laws need to be followed when planning to add a room to a house. It is always important to check with the local government on what these restrictions may be.

    Stability of the House

    • Realizing that a room can be put above the house or garage, or below the house, is a welcome use of space. However, if the structure of the house cannot handle it, then it is pointless even if all of the local restrictions have been abided by in the planning process. Prior to spending money on permits, supplies or a contractor, hire a professional to come and check whether it would even be possible to add a room where planned.

    Cost

    • How much you can afford will greatly affect what size room you can add onto your home, as well as where you can add on to. For example, a larger budget may be necessary for digging out a room in the basement or for adding a second story room to an existing house. Also keep in mind that depending on what type of room is being added, there may be additional costs. Adding a bathroom on will be significantly more expensive than adding on a small bedroom. Once everything is in place, set up a budget for the addition. Be sure to include money for electrical work, air and heat vents and, if necessary, plumbing.

    • Adding a room to a home is more than just paying for the addition itself. In many areas, an addition to the home can result in a city or state reassessment of the property. This could lead to increased property taxes, which will cost additional money in the long run.
