Because metal is low-maintenance, there will be fewer costs for repairs and upkeep of metal roofs. Metal also helps insulate homes and reflects heat, which means lower energy bills. Some insurance companies offer discounts for homeowners with metal roofing. Both metal and asphalt roofing may be eligible for tax credits from the Environmental Protection Agency’s Energy Star program.

    • Other factors can increase the likelihood a homeowner will spend money on unexpected maintenance and repair. Improper ventilation can damage asphalt shingles, causing them to curl under. Asphalt shingles are also prone to algae growth, which leaves black stains on the roof and can eventually damage the shingles. Metal roofing, though quite durable, is so lightweight it can be dented when hit by tree limbs or other hard objects. It may also be dented when walked on.

    • In addition to short- and long-term costs, homeowners should consider which type of roof works best in their climate. Asphalt is acceptable in all climates, but works best in cooler areas. Metal roofs work well in a variety of climates, and can be created to look like asphalt and other types of roofing material. Unfortunately, if it is damaged, it may be difficult finding an exact match in replacement pieces for a metal roof.
