Turnkey Projects in Insulation & Ducting

Insulation and ductwork projects generally fall into two categories. The first is primary construction, when a contractor specializing in heat transfer installs ducting and insulation while the house is being constructed. The second category is post-construction work, where remodeling, damage or updates lead to new insulation and ductwork projects designed to make the house more efficient and comfortable. Turnkey projects are more common in the second category, but they occur in a variety of circumstances.

    • A turnkey project generally is defined as a construction project that is very low maintenance on the part of the owner. The contractor starts the project, deals with the details and finishes the job so the owner can immediately utilize the finished product. Specifically, all criteria are fixed at the start of the project, the price is fixed when the contract is signed and the timetable is set and followed when work begins.

    Common Insulation Projects

    • Turnkey projects are known for being easy on owners. They work especially well with ductwork and insulation, two parts of home heating and cooling that often work together but largely are unseen by the homeowner. For example, a common turnkey insulation project is spray foam. Companies specializing in spray foam will contract to inspect attics, walls or crawlspaces and apply layers of spray foam to create additional insulation and protection from pests, all in one project for one price.

    Insulation and Ducting

    • Sometimes insulation and ducting turnkey projects involve repairs to ductwork or duct extensions into a new area of the house. In this case, ductwork is installed first, and then insulation is installed around the ductwork by the same contractor in the same project with a single budget. This saves both time and planning for the owner of the project. Interior ductwork cleaning is another common turnkey duct project. Sometimes, owners also may want to retrofit larger or smaller ducts throughout a house.

    Considerations

    • Because turnkey projects are designed to be planned out fully before they even begin, budgeting sometimes can be tricky. Contractors are forced to stay on a predetermined budget even when unexpected costs or steps emerge during the work. Exceeding the budget can lead to penalties and other issues. The more complex the ductwork or insulation project, the more difficult it is to estimate all costs. For this reason, the best turnkey projects in insulation or ductwork have few steps and are easy to price.
