Replace or clean the floors. Commercial facilities go through a lot of wear and tear. Floors show that and it will make your facility seem a lot newer if the floors are clean or brand new.
Replace the lighting fixtures if your space was housing a specialized industry like a welding shop or beauty shop. Install standard household lighting instead. Having specialized lighting fixtures will throw buyers off if they are looking to put a different type of business in the space, like a retail store.
Paint and repair the walls if necessary. Pick a neutral color, like taupe or white, that will give a clean and fresh look to the space. Make sure there are no holes in the walls or ceilings, and if there are, patch them. Holes are an immediate turnoff to buyers.
Stage your property. By removing all industry-specific equipment or furniture from the property and putting in simple window treatments like cotton or chiffon shades, you leave the buyer with an open canvas that they can furnish in their mind while touring the property.
Clean the space. Before listing your property make sure it is clean from ceiling to floor. This will make a good first impression on the buyer.
